Communication
Peard Real Estate property management prides itself on the importance of excellent communication. That's why we have a Communication Policy. Our guarantee is to communicate with you weekly while your property is vacant or becoming vacant, and after every inspection. We don't just call you when disaster strikes!
We understand the importance of regular feedback to our owners. It is office policy to report back to all owners with our available properties after each weekends advertising. We relay the comments we receive from prospective tenants in order to help you rent your property quicker.
Complimentary market appraisal
Every time your property becomes vacant we will provide you with a complimentary market appraisal therefore keeping you regularly informed of the current equity levels of your investment. We will help you to achieve your real estate goals.
Ongoing training and development
Our property management team are committed to the ongoing professional development of our entire Property Management team. All staff members complete a detailed and structured induction program so that they are fully versed and trained in all of our quality controlled systems and procedures. This ensures that our employees provide you with service that is fully accountable, constantly reviewed, scrutinized and improved.
Added value policies
Our service policies are setting a new standard in Property Management Service Guarantee. Our Service Guarantee gives you 100% peace of mind. If we do not deliver a high level of survive to you in accordance with our service promises, we will refund your management fee for that month, in full. Finding the right tenant
Applications promptly processed
We guarantee to process all applications for tenance within 1 business day providing they are fully completed by prospective tenants. All references are fully checked including Tenancy Database and 100 point identification checks.
Owner approved tenancy
As soon as we have processed the Tenancy Application we will contact you to advise you of the full details and outcome of all reference and database checks. We will then seek your final approval therefore ensuring complete piece of mind for you.
Exceptional tenant certificate
Everybody needs a pat on the back at some stage! Our property management team offers exceptional tenants who have lived at a property for over six months with no breaches an Exceptional Tenant Certificate. This benefits them as it may be used as a rental reference when applying for new rental accommodation.
Rent arrears
We follow up rent arrears five days per week. We allow a 3 day grace period. On day 3 the tenant receives either a phone call, sms or email reminding them to pay their rent. On day 4 a Notice of Termination is issued. They are given 7 days to pay or vacate the premises. If they still do not pay, it is on Day 13 that we will request confirmation from you that you want us to proceed with court action to secure vacant possession of the property.
Ongoing service and maintenance
Maintenance
We have an office policy to contact all owners regarding maintenance unless in an emergency situation where we are unable to contact you. We supply all tenants with an Emergency Plan Checklist which gives them the authority to organise maintenance in an emergency. An example could be a break or a burst pipe during the middle of the night. All tenants have access to a 24 hour a day 7 days a week emergency maintenance hotline, as well as being able to refer to their emergency plan.
Quality Inspection Reports
Interim inspections give us the opportunity to report any maintenance that may be required. We will attach at least one colour photograph of your property and will include more if there are maintenance items which require attention. Should the property not be maintained to our high standards we will immediately issue the tenant with a breach and will re-inspect the property within 14 days. Our ongoing inspections include plenty of detail and both internal and external photographs of your property.
Quality controlled systems and procedures
Our office’s procedures includes checklists to ensure the correct and efficient management of your property. We have covered all areas of property management in 33 individual checklists to ensure nothing is forgotten or overlooked whilst managing your property. These checklists are updated on a regular basis and used by all Property Management staff.
Marketing your property
Extended viewing hours
Peard Real Estate property management recognizes that most prospective tenants can only view properties outside work hours. Thatfs why our team work full time leasing to show property 6 days per week. We also show properties after hours during the week and all day on Saturday.
Our team will personally conduct a viewing appointment together with all prospective tenants. This will ensure the safety and security of your property and allows our office representative to have personal contact with any prospective applicants.
For Lease sign
Still one of the cheapest and most effective of all our marketing tools is our appealing and recognisable sign boards. Working for you as a 24 hour advertisement, the large distinctive sign is impossible to miss by anyone walking or driving past your property.
Web-based marketing
Web-based marketing is fast becoming the most popular form of advertising in the real estate industry. It provides fast, efficient and convenient property information for tenants and is an effective form of marketing for sellers.

Rental List and Property Magazine
All our office have a Rental List on their reception desks. These outline all our available properties, updated daily, and are a very popular with prospective tenants.
As well as features on our website and rental list you will also receive a free listing in our Peard Property Magazine. This is a pictorial magazine published monthly with a distribution of over 2,000 throughout our office, home opens and local businesses.
Press Advertising
Our property management team advertises twice a week in the Wednesday and Saturday real estate features of The West Australian. We offer a detailed description of the property together with our rental hotline number.

Our ratio of the number of properties per staff member is consistently maintained at a rate far lower than the industry standard.
