Tenant Checklist

  • Research: properties currently available in specific locations to determine the quality/size of home you want and can afford. 
  • Property Viewings: once you’ve found a property you like, contact the property manager regarding making an appointment to view. 
  • Making an application: if you’ve found the right house, the property manger will help you make an application to lease the home. Make sure you understand all the legalities involved before signing and pay an application fee (equivalent to one weeks rent). 
  • Acceptance and signing of the lease: congratulations if you’re offer has been accepted, it’s time for the legalities. Understand all the clauses involved in your contract, make sure you ask questions and cover all the upfront costs associated with a lease acceptance. 
  • Moving in: once the lease has been signed by all parties, it is unconditional and you are able to move in on the agreed date. Make sure to notify all the relevant authorities of your move and arrange things such as electricity, gas and insurance. 
  • Tenancy obligations: as a tenant it is your responsibility to ensure you meet, and do not breach any of the terms and conditions set out in your Lease agreement and in the Residential Tenancies Act. 
  • Vacating the premises: upon conclusion of your agreement, you are required to vacate the premises. Depending on the condition of the property, you may be eligible to receive your security bond back.
