Not familiar with what a settlement agent does? A settlement agent assists in the legal transaction of a property ownership from one party to another. Basically, they're the ones responsible for ensuring you legally own the property you purchase.

Once your offer has been accepted, there are a multitude of legal and financial formalities to go through before you officially take ownership of a property. It goes without saying, settlement agents pretty crucial piece to the puzzle if you want to sell or own a property!

A good settlement agent can be the difference between a stress-free process or one big headache. No one wants to see their move-in date pushed back due to delays in settlement, which is why enlisting the help of a reputable, highly trained and experienced settlement agency is paramount. When it comes time to make a decision to choose a settlement agency, do not take it lightly.

Consider the following:

Trust

Settlement is the important final stage in the sale or purchase of a property. The choice is yours, so it’s ok to take your time and shop around until you find an agent you feel comfortable with - you don't have to go with your real estate agents recommendation.

Communication

How do you like to be contacted? By phone? Email? Maybe it's face to face meetings? Make sure you find an agency that understands how you like to keep in contact and can accommodate your communication requirements.

Size of company

Generally speaking, smaller agencies handle a smaller number of contracts and are therefore able to deal with you on a more personal level. They have the time to understand your situation and are able to dedicate the appropriate amount of time to your file.

Fees

As the saying goes, the cheapest quote is rarely the best. Ensure you are aware of exactly what you get for your fee and ensure you understand what is and isn’t included, so that you don’t get a nasty shock at the end!
