With no signs of slowing down, our market is on fire... and the silly season hasn’t deterred buyers one bit. In fact, many are in a buying frenzy, eager to settle in before Christmas or in time for the new school year. It might sound crazy to add the stress of a house sale on top of a busy festive season, but there are real benefits to listing this month.

Here’s why now could be a great time to sell your home:

  • Less competition, more attention. Because many sellers wait until after the holidays to list, there are fewer properties on the market — which helps yours stand out and draw more serious attention. 

  • Motivated buyers. Those who are house-hunting now are often serious — looking to relocate before year-end, settle in before school starts, or take advantage of holiday timing. Zillow+1

  • Flexible timing works to your advantage. Buyers who need to be settled before Christmas or the New Year may value a smooth, prompt sale — and you might attract offers from people whose main motivation is timing, not just price.

Tips for a successful Christmas sale:

Choose the right agent. Use property portals like REIWA and realestate.com.au to check agent profiles and sales history, and read reviews on sites such as ratemyagent.com.au to gauge other sellers’ experiences.

Get inspections and reports ready. Organising a building and pest report prior to listing can speed up the sale, give buyers confidence, and help you spot any issues before they become problems.

Price it right. A correct price now can be the difference between a quick sale and a listing that stalls.

Offer flexible settlement terms. If you’re not desperate to move before Christmas, consider offering a settlement in early next year — which can appeal to buyers who need time to sell their own property first.

Spruce up your home. A quick refresh; clean carpets, wash windows, tidy up the garden, can make a big difference.

STYLING: Be tasteful with decorations! A subtle nod to the festive season can make your home feel warm and inviting; but avoid overloading it with decorations that distract buyers or date the listing.
