Contrary to popular belief, realestate.com.au data shows that there are actually more buyers looking in January than any other month of the year! It makes sense really…People often take time off in January, and what do you have when you’re on holidays? More time!  Time to think, and time to do! Both very important for the buying process.  

Moreover, a new year is a great time for change. It’s a time when people consider New Year resolutions, the need for a lifestyle change, a career move or a child’s school which may all contribute to a need to move house! Or maybe they just want a pool…
 
And, with more time on their hands, they’ll have far more time to make it to home opens, in search of that new dream home. At the same time, your home will benefit from higher home open numbers.

Less Listings
It’s no secret that many agents take time off in January… and with fewer agents working, there’s going to be fewer homes for sale - which can give your home a better chance at achieving a great result.

Less listings means more buyers focusing on your home, with increased competition pushing up demand and the price.

Last but certainly not least, how good is summer itself!? The suns out, people are on holidays, and a feeling of positivity fills the air. If you’ve got a home open around this time, all those positive vibes become a big part of your sell. Nobody wants to stay at home and waste beautiful days like this, so it’s up to you to give them something to do. If you’re lucky enough to have a pool, this applies even more so. You want your place shining so that prospective buyers want to move in right then and there!

For coastal residents, it goes without saying that this information applies most. Not only is all of the above still relevant, but on top of that, selling in January also means selling the most ideal lifestyle your home offers. Just like when buyers see a crystal-clear pool, warm weather on the coast allows them to envisage themselves taking morning walks along the nearby local beach, frequenting local businesses on the foreshore, or even getting their kids into fun, water-based activities. Aspects of the home itself are also heavily enhanced; this can include the best possible view of the ocean from your balcony, the effectiveness of your air-conditioning, or again, your pool!

All in all, January and the rest of summer presents unique opportunities you won’t find any other time of year. It can be a big commitment to potentially forgo the usual R&R you may get during this period, but for many, its no doubt worth it.
