Each year, the REA Group predicts which suburbs are set for short- to medium-term growth. These predictions are based on key factors like affordability, infrastructure, lifestyle appeal, and investment potential.

So, what makes a suburb a top contender? Well, according to the experts it's a nice mix of all the below... 

  • Affordability – Great for budget-conscious buyers or offering better value compared to neighboring areas.
  • Amenity – Trendy cafés, restaurants, parks, and shopping precincts that boost lifestyle appeal.
  • Family Appeal – Safe streets, quality schools, and family-friendly housing.
  • Location – Close proximity to the CBD, major hubs, or stunning natural landscapes.
  • Investment Potential – Strong rental demand and forecasted capital growth.
  • Gentrification – Emerging hotspots where new development is transforming the area.
  • Population Growth – More people moving in means higher demand.

Among the 100 suburbs featured in this year's list, 23 were coastal and several here in WA, with median house prices ranging from $405,000 to $3,425,000 and median unit prices between $274,500 and $1.26 million.
